Realistic rent ranges

Spanish Lake averages about $831 for a 1-bedroom, $997 for a 2-bedroom, and $1,386 for a 3-bedroom (overall $989, July 2026) — and rents actually fell about 1.3% over the past year, one of the few declines in the region. About half of households here rent, and the stock is a mix of garden apartment communities and affordable single-family houses, so renters who want a yard have real options.

What “unincorporated” means for you

Spanish Lake isn’t a city — it’s an unincorporated community governed by St. Louis County. Practically: county police (St. Louis County PD) provide service, county codes govern rental property, and there’s no municipal trash or city hall — your landlord or subdivision handles trash arrangements. Nothing scary, just know who to call: for property complaints or code issues, it’s St. Louis County, not a city inspector.

Getting around and getting to work

Route 367 is the spine: straight south to downtown St. Louis in roughly 20 minutes, north over the river toward Alton. I-270 crosses the community’s south edge, putting the Hazelwood job corridor, the airport, and Christian Hospital within about 15 minutes. MetroBus serves the Bellefontaine and Parker Road corridors; service is thinner than Ferguson’s, so check your specific route before counting on it.

Schools

Most Spanish Lake addresses fall in the Hazelwood School District (Hazelwood East High School is the local anchor). Confirm the exact assignment for your address with the district.

Utilities, groceries, and green space

Ameren electric, Spire gas, Missouri American Water; renters typically pay electric and gas. Groceries cluster along Bellefontaine Road and nearby in Florissant and Bellefontaine Neighbors. The unexpected perk is outdoors: Spanish Lake Park (the county park with the namesake lake), plus the Columbia Bottom Conservation Area at the Missouri-Mississippi confluence minutes east — some of the best free recreation in the metro.

What applications expect

A mix: the larger apartment communities screen conventionally (3× income, credit check), while the many independent house-and-duplex landlords weigh judgment and references more heavily.
