Maryland Heights Apartment Guide
The step-up market: newer apartments, a major jobs hub, and big-league amenities — at rents $200–$300 above the rest of these guides.
Realistic rent ranges
Maryland Heights is the premium tier of our North County coverage: about $1,099 for a 1-bedroom, $1,330 for a 2-bedroom, and $1,842 for a 3-bedroom (overall $1,257, July 2026, essentially flat year-over-year). Three-quarters of rentals land between $1,001–$1,500. The trade: newer construction, pools and gyms, and professional management as the norm rather than the exception. This guide exists because many renters’ incomes grow — and when yours does, this is the logical next stop that keeps your North County commute.
Major employers within a short commute
Maryland Heights is a jobs destination in its own right: Westport Plaza’s office towers, hotels, and restaurants; World Wide Technology’s headquarters campus; the Riverport/Earth City logistics corridor next door; and entertainment employers like the Hollywood Casino and the amphitheatre. Thousands of people commute into this city daily — living here flips that commute to minutes.
Getting around
I-270 and Page Avenue (Route 364) cross here, with I-70 minutes north: Clayton in ~15 minutes, downtown or St. Charles in ~20, the airport in 10. MetroBus serves the Page and Dorsett corridors; it’s workable for corridor commutes, but this is a driving suburb.
Schools
Maryland Heights addresses split mainly between the Pattonville and Parkway school districts — both well-regarded, and the boundary matters to many families, so confirm the exact assignment for any address before signing.
Utilities, groceries, and the perks
Ameren electric, Spire gas, Missouri American Water; newer communities often bill water/sewer/trash back to the renter as a monthly line item — ask for the full monthly cost with fees, not just base rent. Groceries along Dorsett and McKelvey Roads. The standout amenity is Creve Coeur Park on the city’s southwest edge — the lake, trails, and one of the metro’s best outdoor spaces, free and next door.
What applications expect
Corporate screening, consistently: automated 3×-income verification, credit thresholds commonly in the 600s, application + admin fees that can reach $150–$300 total. Files with bruises face hard cutoffs here — if that’s you, our credit guide suggests building a clean term at a more flexible property first, then stepping up.
