North County’s biggest city, and one of the St. Louis metro’s best places to rent on a working budget.
Realistic rent ranges
Florissant’s averages: about $921 for a 1-bedroom, $1,128 for a 2-bedroom, and $1,405 for a 3-bedroom — with the citywide average near $1,064, roughly $400 under the City of St. Louis average. The real story is the spread: established communities on the north and east sides rent 1-bedrooms from the $600s–$700s and 2-bedrooms from $800–$950, while renovated stock near Old Town and the newer west side reaches $1,100–$1,300. Getting around
Drivers do well here: I-270 crosses the city’s south side and connects to I-170, I-70, and Route 367, putting most of North County within 15 minutes and downtown St. Louis around 25. MetroBus routes serve the Lindbergh, New Halls Ferry, and West Florissant corridors, connecting to the North County Transit Center in Ferguson for transfers across the region — workable for daily commutes on the main corridors, thin on the residential courts, so check the specific route before signing if you ride.
Major employers within a short commute
Healthcare is the anchor — Christian Hospital (BJC) sits on the city’s doorstep off Dunn Road, with SSM DePaul about 15 minutes west. The Hazelwood logistics and aerospace corridor (including Boeing’s campus by the airport and major distribution centers) and St. Louis Lambert International Airport are 10–15 minutes via I-270. Retail along Lindbergh and New Halls Ferry employs thousands more.
Schools
Florissant addresses split mainly between the Hazelwood School District and the Ferguson-Florissant School District, and the boundary doesn’t follow city lines — the same apartment complex’s neighbors across the street can be zoned differently. Always confirm the exact school assignment for a specific address with the district before signing.
Utilities and groceries
Electric is Ameren Missouri, gas is Spire, water is Missouri American Water; trash service depends on the property. At most communities the renter pays electric and gas — budget roughly $100–$200/month combined depending on season and unit size, and ask every property exactly which utilities are on you. Groceries are easy: Schnucks, Aldi, Save A Lot, and Walmart along the New Halls Ferry, Lindbergh, and West Florissant corridors.

What applications expect

An apartment community to know
Disclosure: we work with this property, and it pays us a fee when a renter we refer signs a lease there. The Crossing at Northpointe has a Florissant mailing address (63033) but sits in unincorporated St. Louis County, just outside city limits. It lists 1-bedrooms from $725 and 2-bedrooms from $800 base rent, plus $55–$80 a month in required fees (property website, checked September 20, 2026 — confirm current pricing with the leasing office). It is pet friendly, with a pool, playground, and dog park.
