Realistic rent ranges

Ferguson averages about $765 for a 1-bedroom and $983 for a 2-bedroom (citywide average $918, July 2026, up about 4% on the year) — roughly $500 under the City of St. Louis average. Budget stock runs lower: older communities and duplexes rent 1-bedrooms in the $600s and 2-bedrooms in the $800s. Notably, Ferguson is a majority-renter city (about 52%), which means more rental stock, more turnover, and more room to negotiate than in owner-dominated suburbs.

Getting around

Ferguson has North County’s single best transit asset: the North County Transit Center on Pershall Road, the hub where most MetroBus routes in this part of the county connect — making Ferguson one of the few North County communities where living without a car is genuinely workable. Drivers sit at the junction of I-270 and West Florissant/US-67, about 20–25 minutes from downtown.

Major employers within a short commute

Emerson’s longtime corporate campus anchors the city’s west side. STLCC–Florissant Valley (the community college) employs and trains here, the University of Missouri–St. Louis campus sits just south, and the Hazelwood logistics corridor, the airport, and Christian Hospital are all within about 15 minutes. Retail and healthcare jobs line West Florissant Avenue.

Schools

Ferguson addresses are served by the Ferguson-Florissant School District. As with every North County community, confirm the specific school assignment for an exact address with the district office before signing.

Utilities and groceries

Standard North County setup: Ameren Missouri electric, Spire gas, Missouri American Water; renters usually pay electric and gas (budget $100–$200/month combined by season). Groceries along the West Florissant corridor, with more options minutes away in Florissant — and the Ferguson Farmers Market, one of the area’s best, runs Saturdays in season in the walkable downtown strip on South Florissant Road.

What applications expect

Ferguson’s rental stock skews toward smaller communities and independent landlords, which is good news for imperfect files: screening is more human, less algorithmic.
