Bellefontaine Neighbors Rental Guide

An established northeast-county city where renting usually means a house or duplex — at some of the lowest prices in the metro.

Realistic rent ranges

Bellefontaine Neighbors has few large apartment complexes — the rental market here is mostly single-family houses, duplexes, and small buildings owned by independent landlords. Pricing sits near the bottom of the metro: expect roughly $800–$1,200 for 2–3 bedroom houses and duplexes, with smaller units below that (for scale, neighboring Jennings’ apartment average is about $887, the lowest RentCafe tracks in the region). For a family that needs bedrooms and a yard on a tight budget, the price-per-bedroom here is hard to beat anywhere in St. Louis.

Getting around

The city runs along the Route 367 and Bellefontaine Road corridors, giving one of North County’s fastest downtown commutes — roughly 15–20 minutes straight down 367/Riverview. I-270 is minutes north, connecting to the Hazelwood job corridor and airport in about 15–20 minutes. MetroBus serves the main corridors with connections toward Riverview and the transit network; like most of the northeast county, side streets are car territory.

Major employers within a short commute

Christian Hospital is roughly 10 minutes; downtown St. Louis employers, the Hazelwood corridor, and airport-area jobs are all reachable in about 20. The 367 corridor itself carries retail and service employment.

Schools

Bellefontaine Neighbors addresses are primarily served by the Riverview Gardens School District, with some addresses zoned elsewhere — school assignment genuinely varies by street here, so confirm the exact school for any address directly with the district before you commit.

Utilities and groceries

Ameren electric, Spire gas, Missouri American Water. In house and duplex rentals, renters usually pay all utilities including water and trash arrangements — ask explicitly, because that adds $150–$250/month to the real cost versus an apartment where some utilities fold in. Groceries along Bellefontaine Road and Lewis & Clark Boulevard, with bigger runs 10 minutes away in Florissant.

What applications expect

Independent-landlord territory: screening is personal, references matter, and cash-flow proof (steady deposits, paid-rent history) often counts more than a credit score. That cuts both ways — more flexibility, but also more variation in professionalism. Read our scam guide before sending money to any private landlord, and verify ownership on the county parcel lookup; house-rental scams concentrate in exactly this kind of market.

Bottom line: Bellefontaine Neighbors is the bedrooms-per-dollar play — real houses at apartment prices with a fast downtown commute. Do the utility math and the landlord verification, and it’s one of the best budget family markets in the metro.
